Terms of use

Last updated 15 September 2026

These terms govern your use of the Land in Seconds website and mobile apps. Land in Seconds is operated by VistaOne Properties LLC, a Florida limited liability company, and “we” and “us” below mean that company. By using the service you agree to these terms. Please read section 2 especially closely, it is the one that matters most.

The short version. This is a screening tool that reads public map data fast. It is not a survey, not a wetland delineation, not a flood determination and not advice. Verify everything before you put money at risk.

1. What the service does

Land in Seconds queries public federal, state and county map services and presents what they say about a parcel in one place: flood zone, mapped wetlands, soil and elevation, and in Florida the owner, sales history, zoning, utilities and protected species habitat. We are a reader of those records, not their author.

2. What the service is not

This is the part that matters.

You are responsible for verifying every lot with the county, a survey and the appropriate professionals before you contract, close or build.

3. Source data belongs to its publishers

Flood, wetland, soil and elevation data are published by FEMA, the US Fish and Wildlife Service, the USDA and the USGS. Parcel and ownership data are published by Florida county property appraisers and the Florida Department of Revenue. Map imagery is licensed from its providers. We present that data; we do not own it, and outages or errors at the source are outside our control.

When a county server is down, the app says so rather than reporting a blank as an answer. We consider that a feature and we will keep doing it.

4. Acceptable use

You may use the service to evaluate land for yourself, your company or your clients. You may not:

5. Subscriptions

Subscriptions are live. Every account starts with seven days free and no card is collected to begin, so when the trial ends nothing is charged.

6. Refunds

This section covers subscriptions bought on this website and paid by card. Purchases made through the App Store or Google Play are refunded by Apple or Google under their own policies, not by us.

7. Your account

You are responsible for keeping your login credentials to yourself and for everything done under your account. Tell us promptly if you believe it has been compromised. You may delete your account at any time from inside the app.

8. Availability

We aim to keep the service up, but we do not promise uninterrupted availability. Much of what the app shows depends on government servers we do not run, which go down for maintenance, particularly overnight.

9. Disclaimer of warranties

The service is provided as is and as available, without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose and non infringement. We do not warrant that the data is accurate, current or complete, because we did not create it.

10. Limitation of liability

To the fullest extent permitted by law, Land in Seconds and its operators are not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, lost deals or lost opportunity, arising from your use of the service or your reliance on the data it presents. Our total liability for any claim is limited to the amount you paid us in the twelve months before the claim arose.

Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.

11. Changes to these terms

We may update these terms. Material changes will be posted here with a new date, and we will notify account holders. Continuing to use the service after a change means you accept it.

12. Governing law

These terms are governed by the laws of the State of Florida, without regard to its conflict of law rules. Disputes belong to the state or federal courts located in Florida.
