What the data says about Bunnell

99%poorly drained soil or worse
93%have mapped wetland on the lot or within 500 ft
18%in Zone A, mapped hazard with no published elevation
63%in flood Zone X, outside the special flood hazard area

We sampled 121 points on an even grid across Bunnell on 15 September 2026 and ran each against the same public layers the app queries: FEMA's National Flood Hazard Layer, the US Fish and Wildlife National Wetlands Inventory on the point and within 500 feet, and the USDA soil survey. Soil figures come from 121 of those points, because the survey does not cover open water. These are measured numbers, not estimates.

FEMA answered for 119 of the 121 points and the flood percentages are of those 119.

Flagler County's Zone A problem, again

Eighteen percent of Bunnell sampled Zone A against nineteen percent Zone AE. Almost half the hazard area here carries no published base flood elevation.

Zone AE gives you a number to build against, so the fill and the insurance can be priced before you offer. Zone A gives you nothing until somebody pays a surveyor. Palm Coast, twenty minutes away, measured twenty one percent Zone A. Daytona Park Estates, over the county line, measured forty six. This part of Florida is where that problem concentrates.

The ground

Sixty seven percent poorly drained, thirty two percent very poorly drained. Ninety nine percent of the sample is poorly drained or worse, with the median seasonal high water table six inches down.

Only Vero Lake Estates at one hundred percent and Okeechobee at ninety five measured comparably. Fill and a mounded septic system are the base case here, not a contingency.

Wetlands in Bunnell

Thirty five percent of the sample had wetland mapped on the point itself and ninety three percent had it on the lot or within 500 feet. Wetland on the parcel is close to a coin flip on any given lot here.

What to check before you offer

Flood zone and specifically whether it is A or AE, then wetland position, then assume the soil answer. Flagler County publishes its parcel and zoning layers and the app reads them for the exact parcel.

Common questions about Bunnell land

What flood zone is Bunnell in?

Split three ways. FEMA answered for 119 of 121 evenly sampled points on 15 September 2026: 63% Zone X, 19% Zone AE and 18% Zone A, so 37% sits inside a special flood hazard area. Nearly half of that hazard area is Zone A, which publishes no base flood elevation.

Are there wetlands in Bunnell?

Very often, and often on the lot. 35% of sampled points had wetland mapped on the point itself and 93% had wetland on the lot or within 500 feet.

How wet is the ground in Bunnell?

As wet as it gets outside the coast. 67% of soil samples came back poorly drained and another 32% very poorly drained, so 99% is poorly drained or worse, with a median seasonal high water table 6 inches down.

How is Bunnell different from Palm Coast?

Same county, worse on every measure. Palm Coast is 74% Zone X against 63% here, and 26% in a hazard area against 37%. Both carry a lot of Zone A, which is the Flagler County signature.
