New Port Richey has good ground and a hard flood map. Eighty two percent of the soil is moderately well drained with the water table two and a half feet down, and forty four percent of the market still sits inside a flood hazard area.

Soil figures come from 107 of those points, because the survey does not cover open water. These are measured numbers, not estimates.
Eighty two percent of soil samples came back moderately well drained, with the median seasonal high water table thirty inches down. That ties Deltona for the deepest water table of any market we have measured, and on this coast it is genuinely unusual.
It is the same karst sand over limestone that keeps Spring Hill and Hudson dry, running down the Pasco coast. For a septic system and a foundation it is the best starting point you will find within reach of the Gulf.
Fifty six percent Zone X, forty percent Zone AE, four percent Zone A. Forty four percent of the grid fell inside a special flood hazard area.
Zone AE carries a published base flood elevation, so the cost is at least knowable before you offer: fill to the required height, a raised pad, an elevation certificate, and an insurance premium that follows the property rather than the owner. The four percent in Zone A is the part where even that is not possible without a surveyor.
Twelve percent of the sample had wetland mapped on the point itself and sixty one percent had wetland on the lot or within 500 feet. By the standards of the Florida coast that is moderate: Hudson, a few miles north, measured seventy eight.
Flood zone first, and then flood zone again, because it is what moves the number here and the soil mostly will not. Then wetland position and utilities. Pasco County publishes its parcel and zoning layers and the app reads them for the exact parcel.
Mixed and demanding. Of 121 evenly sampled points on 15 September 2026, 56% came back Zone X, 40% Zone AE and 4% Zone A, putting 44% inside a special flood hazard area. On the coastal side that share climbs, and Zone AE means mandatory flood insurance with a mortgage.
Better than most of Florida. 82% of soil samples came back moderately well drained and the median seasonal high water table sat 30 inches down. That ties Deltona for the deepest water table we have measured.
Sometimes. 12% of sampled points had wetland on the point itself and 61% had wetland on the lot or within 500 feet, which is moderate by Florida coastal standards.
The flood zone, not the ground. A Zone AE lot needs fill, a raised pad and an elevation certificate, and the insurance follows the property rather than the owner. The soil will usually cooperate here, which is unusual for this coast.
