Sebastian reads eighty four percent Zone X and eighty four percent with wetland nearby. The same number twice, measuring opposite things, which is a fair summary of how this market behaves.
Check any Sebastian lot in secondsFlood zone, wetlands, soil, owner and zoning, in one search.See how it worksWe sampled 121 points on an even grid across Sebastian on 15 September 2026 and ran each against the same public layers the app queries: FEMA's National Flood Hazard Layer, the US Fish and Wildlife National Wetlands Inventory on the point and within 500 feet, and the USDA soil survey. Soil figures come from 106 of those points, because the survey does not cover open water. These are measured numbers, not estimates.
Eighty four percent Zone X, ten percent Zone AE, seven percent Zone A. Seventeen percent of the grid fell inside a special flood hazard area.
The seven percent in Zone A is worth separating out. Zone AE publishes a base flood elevation you can build against. Zone A does not, so a surveyor has to establish one before the fill or the insurance can be priced. On a low cost lot that survey is a real share of the purchase.
Twenty percent of the sample had wetland mapped on the point and eighty four percent had wetland on the lot or within 500 feet. Sebastian Highlands was cut across flatwoods draining toward the Indian River Lagoon and the St Sebastian River, and the drainage did not leave when the plat arrived.
Seventy eight percent poorly drained, with the median seasonal high water table twelve inches down. That is roughly a foot, and it is the number that decides whether a septic system here is conventional or mounded.
This is Florida scrub jay country. Scrub jay is federally listed, which means a finding on your parcel is a permitting question rather than something you negotiate around, and it is one of the more expensive things that can turn up on an ordinary residential lot.
Flood zone and specifically whether it is A or AE, then wetlands, then the species layer, then soil. Indian River County publishes its parcel and zoning data and the app reads it directly rather than making you open the appraiser site first.
Mostly Zone X. Of 121 evenly sampled points on 15 September 2026, 84% came back Zone X, 10% Zone AE and 7% Zone A, putting 17% inside a special flood hazard area. The Zone A points are the ones to slow down on, because they carry no published base flood elevation.
Often. 20% of sampled points had wetland on the point itself and 84% had wetland on the lot or within 500 feet. Sebastian Highlands was platted across flatwoods that drain toward the Indian River Lagoon and the St Sebastian River, and that drainage is still between the blocks.
Usually not without work. 78% of our soil samples came back poorly drained and the median seasonal high water table sat 12 inches down. Expect a septic design that accounts for it rather than a conventional drainfield.
It comes up. This part of Indian River County is Florida scrub jay country, and scrub jay is federally listed, so a finding on your parcel is a permitting problem rather than a negotiation. It is worth checking the layer before you offer.
