Checking a vacant lot in Royal Highlands

Royal Highlands is one of the driest places we have measured in Florida. The flood map is clean, the sampled lots had no wetland on them, and the sand drains. What is left to check is the ground underneath.

What the data says about Royal Highlands

98%in flood Zone X, outside the special flood hazard area
0%of sampled lots have wetland on the lot itself
92%excessively drained soil, good for septic
50 inmedian seasonal high water table

Royal Highlands has no published boundary, so instead of a grid we sampled real lots. Hernando County's parcel records list 11,090 parcels whose legal description begins Royal Highland. On 18 September 2026 we took 121 of them, spread evenly through that list, and ran the centre of each against the same public layers the app queries: FEMA's National Flood Hazard Layer, the US Fish and Wildlife National Wetlands Inventory on the lot and within 500 feet, and the USDA soil survey. That is a different method from our grid pages, and arguably a closer one, because every point is a lot someone could buy.

Flood zone map for Royal Highlands

A hundred and eighteen of 121 lots sampled Zone X. The other three came back Zone AE. At ninety eight percent Zone X, the flood map is close to a non issue here, but the three AE lots show why you still check the parcel rather than the subdivision.

Wetlands in Royal Highlands

None of the 121 sampled lots had wetland mapped on it. Thirty four percent had wetland somewhere within 500 feet. Compare North Port or Cape Coral, where most lots sit next to a wetland and a fifth or more have one on the lot.

Soil and septic in Royal Highlands

Ninety two percent of soil samples came back excessively drained. A few points came back moderately well or well drained, and only one of 121 came back poorly drained. The median seasonal high water table sat fifty inches down, one of the deepest we have measured.

For septic that is close to the best case in Florida. It is also sand over limestone, the same karst ground as Spring Hill, and that is where the real question in Royal Highlands sits.

Sinkholes in Hernando County

Hernando publishes three separate sinkhole datasets and the app checks all three within 250 feet of any lot you search: holes with a completed stabilisation permit, holes with no repair on record, and the state geology database's verified sinkholes. An unrepaired sinkhole nearby is a rebuild cost rather than a discount.

What to check before you offer

Sinkhole status first, because on ground this dry it is the one thing that can zero the value. Then power, since Hernando publishes a separate electric service boundary, then water and sewer versus a well and septic, then the future land use code on the parcel. The app answers all of them in one search, with the owner and last sale from the Hernando County Property Appraiser.

Common questions about Royal Highlands land

What flood zone is Royal Highlands in?

Almost all of it is Zone X. Of 121 real lots sampled from Hernando County's parcel records on 18 September 2026, 118 came back Zone X and 3 Zone AE, so 98% sit outside the special flood hazard area.

Are there wetlands in Royal Highlands?

Not on the lots we sampled. None of the 121 lots had wetland mapped on it, and 34% had wetland within 500 feet, according to the US Fish and Wildlife National Wetlands Inventory. That is among the lowest wetland figures we have measured anywhere in Florida.

Is the soil in Royal Highlands good for septic?

Yes. 92% of our soil samples came back excessively drained, which is deep sand that drains very well, and the median seasonal high water table sat about 50 inches down. The same sandy karst ground is why Hernando County tracks sinkholes, so check that on every lot.

Does Royal Highlands have city water?

It varies by lot. Hernando County publishes water and sewer service areas and a separate electric service boundary, and the app reads all of them for the exact parcel, so you know whether you are drilling a well and whether power reaches the road.
