Ninety eight percent of Crystal River sits inside a special flood hazard area. Two points out of a hundred and twenty came back Zone X. This is the most flood exposed market we have measured in Florida.
Check any Crystal River lot in secondsFlood zone, wetlands, soil, owner and zoning, in one search.See how it worksWe sampled 121 points on an even grid across Crystal River on 15 September 2026 and ran each against the same public layers the app queries: FEMA's National Flood Hazard Layer, the US Fish and Wildlife National Wetlands Inventory on the point and within 500 feet, and the USDA soil survey. Soil figures come from 118 of those points, because the survey does not cover open water. These are measured numbers, not estimates.
FEMA answered for 120 of the 121 points and the flood percentages are of those 120.
Ninety seven percent Zone AE, two percent Zone VE, two percent Zone X.
Every market we have measured has some clean ground to hunt for. Punta Gorda has four percent. South Gulf Cove has seventeen. Crystal River has two points out of a hundred and twenty.
That changes the job. In most markets due diligence is partly a search for the lot that avoids the problem. Here there is no such lot in any practical quantity, so the work is pricing the base flood elevation, the fill and the insurance accurately and offering accordingly. The two percent in Zone VE is worse again, because VE adds wave action and brings the strictest construction rules on the map.
Forty percent of sampled points had wetland mapped directly on them, and ninety three percent had wetland on the lot or within 500 feet.
Crystal River sits on Kings Bay at the head of a spring fed river running into the Gulf. The National Wetlands Inventory reflects that, and a delineation is a normal cost here rather than an exception.
Thirty six percent somewhat poorly drained, twenty eight percent poorly drained, twenty percent very poorly drained. Twelve percent came back well drained, which is the only encouraging number on this page. The median seasonal high water table sat six inches down.
Assume the flood zone and check which one, because AE and VE are different purchases. Then the wetland line, because at forty percent on the lot it is usually on yours. Citrus County publishes its parcel and zoning layers and the app reads them for the exact parcel.
Almost all of it is in a hazard area. FEMA answered for 120 of 121 evenly sampled points on 15 September 2026: 97% Zone AE, 2% Zone VE and 2% Zone X. That puts 98% inside a special flood hazard area, the highest of any Florida market we have measured.
Barely. Two points out of 120 came back Zone X. Looking for a lot outside the hazard area is not a workable strategy here; pricing the elevation requirement is.
On four lots in ten. 40% of sampled points had wetland mapped on the point itself and 93% had wetland on the lot or within 500 feet. Only Punta Gorda, at 50% on the lot, measured higher.
Wet. 36% somewhat poorly drained, 28% poorly drained and 20% very poorly drained, with a median seasonal high water table 6 inches down.
