Lakewood Park reads eighty eight percent flood Zone X and then eighty four percent with wetland within 500 feet and seventy six percent poorly drained. It is the St. Lucie County pattern: a reassuring flood map over ground that is not.
Check any Lakewood Park lot in secondsFlood zone, wetlands, soil, owner and zoning, in one search.See how it worksWe sampled 121 points on an even grid across Lakewood Park on 15 September 2026 and ran each against the same public layers the app queries: FEMA's National Flood Hazard Layer, the US Fish and Wildlife National Wetlands Inventory on the point and within 500 feet, and the USDA soil survey. Soil figures come from 112 of those points, because the survey does not cover open water. These are measured numbers, not estimates.
FEMA answered for 115 of the 121 points and the flood percentages are of those 115.
St. Lucie County has two markets on this site and they behave the same way.
| Lakewood Park | Port St. Lucie | |
|---|---|---|
| Flood Zone X | 88% | 95% |
| Wetland within 500 ft | 84% | 89% |
| Poorly drained soil | 76% | 82% |
| Water table | 12 in | 12 in |
Screen either on flood zone alone and you will buy wet lots at dry lot prices. The flood map here is accurate, it just answers a different question from the one that decides your build cost.
Four percent of the sample came back Zone AH. That is a special flood hazard area where water ponds one to three feet deep rather than flowing, and it carries the same mandatory insurance as AE with a mortgage. It turns up rarely enough that people read it as a typo for AE, and the distinction matters for how a pad is designed.
Gopher tortoise, bald eagle and burrowing owl all appear in St Lucie County. A tortoise relocation is priced per animal, which on a low cost lot is the difference between a deal and a loss. The app checks the species layers the county publishes alongside everything else.
Wetland position and soil first, then flood zone, then species. St Lucie County publishes its parcel and zoning layers and the app reads them for the exact parcel.
Mostly Zone X. FEMA answered for 115 of 121 evenly sampled points on 15 September 2026: 88% Zone X, 8% Zone A and 4% Zone AH, so 12% sits inside a special flood hazard area. Zone AH is the shallow ponding zone where water stands one to three feet rather than flowing.
Frequently nearby. 16% of sampled points had wetland mapped on the point itself and 84% had wetland on the lot or within 500 feet.
Not without work. 76% of soil samples came back poorly drained, 7% very poorly drained and 11% somewhat poorly drained, with a median seasonal high water table 12 inches down.
They are the same county and the same trap. Port St. Lucie measured 95% Zone X and 89% wetland within 500 feet; Lakewood Park is 88% and 84%. Both look clean on FEMA and both sit on consistently wet ground.
