Ninety seven percent of Sugarmill Woods sampled flood Zone X and the water table sits about two feet down. The thing to watch is where your lot sits relative to the swamp the community backs onto.

Soil figures come from 120 of those points, because the survey does not cover open water. These are measured numbers, not estimates.
FEMA answered for 107 of the 121 points and the flood percentages are of those 107. The fourteen that returned nothing are at the western edge where the community meets the Chassahowitzka wetland system.
Seventy two percent of soil samples came back excessively drained, which puts Sugarmill Woods firmly in the dry half of Florida. But twelve percent came back somewhat poorly drained and three percent poorly drained, a longer tail than Beverly Hills a few miles inland, which measured ninety three percent excessively drained.
That tail is not random. It tracks the western edge of the community where the platted blocks run up against the Chassahowitzka swamp, which is also where the fourteen unanswered flood points sit. The market average is genuinely dry and the edge genuinely is not, so which side of it your lot falls on is the question.
Ninety seven percent Zone X, three percent Zone AE, of the points that answered.
One percent of points had wetland mapped on them and twelve percent had wetland on the lot or within 500 feet. Inside the platted blocks that is low. The adjacency risk here is the boundary rather than the interior.
Position relative to the western edge, which the parcel level check answers directly rather than by eye. Then gopher tortoise, road surface and power. Citrus County publishes its parcel and zoning layers and the app reads them for the exact parcel.
Almost all Zone X. FEMA answered for 107 of 121 evenly sampled points on 15 September 2026 and 97% of those came back Zone X, with 3% Zone AE. The fourteen points with no answer sit where the community meets the Chassahowitzka swamp.
Not many inside the platted blocks. 1% of sampled points had wetland on the point and 12% had wetland on the lot or within 500 feet. The community backs onto a large wetland system, so position within it matters more here than the average suggests.
Generally. 72% of soil samples came back excessively drained, with a median seasonal high water table 23 inches down. But 12% came back somewhat poorly drained and 3% poorly drained, so the lot matters.
Both are dry Citrus County markets, 97% and 96% Zone X. Beverly Hills is more uniform at 93% excessively drained; Sugarmill Woods is 72% with a longer tail into poorer drainage, because it sits closer to the coastal swamp.
