Rainbow Springs has a seasonal high water table fifty seven inches down, nearly five feet. That is the deepest we have measured anywhere in Florida, and it is the reason this market builds differently from the coast.

Soil figures come from 120 of those points, because the survey does not cover open water. These are measured numbers, not estimates.
FEMA answered for 117 of the 121 points and the flood percentages are of those 117.
The median seasonal high water table across our grid sat fifty seven inches below the surface. Here is the range we have measured across Florida:
| Market | Water table |
|---|---|
| Rainbow Springs | 57 in |
| Belleview Heights | 42 in |
| Marion Oaks | 39 in |
| Deltona, New Port Richey | 30 in |
| Citrus Springs | 23 in |
| Palm Bay, Wedgefield, Punta Gorda | 6 in or less |
A conventional septic drainfield needs unsaturated soil beneath it. At six inches you are looking at a mounded system and imported fill. At fifty seven inches the question does not really come up.
Ninety six percent Zone X, three percent Zone AE, one percent Zone A. Four percent of the answered grid sat inside a special flood hazard area.
The few hazard points sit along the Rainbow River rather than being scattered through the subdivision, which is worth knowing because it means the exposure is predictable by location rather than random.
Four percent of the sample had wetland mapped on the point and eighteen percent had wetland on the lot or within 500 feet. That is low by Florida standards and again it tracks the river corridor.
Gopher tortoise, road surface, power and zoning. The water layers here are mostly a formality, which frees you to spend the time on the things that actually change the number. Marion County publishes its parcel and zoning data and the app reads it for the exact parcel.
Almost all Zone X. FEMA answered for 117 of 121 evenly sampled points on 15 September 2026: 96% Zone X, 3% Zone AE and 1% Zone A, leaving 4% inside a special flood hazard area.
57 inches, nearly five feet. That is the deepest median seasonal high water table of any Florida market we have measured, well ahead of Belleview Heights at 42 inches and Marion Oaks at 39.
Not many. 4% of sampled points had wetland on the point itself and 18% had wetland on the lot or within 500 feet, mostly associated with the Rainbow River corridor rather than scattered through the platted blocks.
Yes. 59% of soil samples came back excessively drained and another 24% well drained, so 83% drains well or better. With the water table nearly five feet down this is about as straightforward as a Florida septic system gets.
